NNN Pro Group Sells Eight Retail Properties Net-Leased for $79.4M

NNN Pro Group is proud to announce that it has sold eight retail properties with net leases in Alabama, Virginia and South Carolina for $79.4M.

The sellers wanted to capitalize on the current market demand. Anthony D’Ambrosia said that selling the portfolio at lower rates of cap provides an opportunity to reallocate capital into other investments. The portfolio, purchased in 2020, provided a fantastic opportunity for purchasers to purchase prime retail assets that had credit tenants in place on a long-term basis.

1990 McCrays Mill Rd. is a 14,820-square foot retail property located at Sumter, SC. It was sold for $5.909,072 by a private investor on the West Coast. Walgreens has eight years left on its lease. Matt FranciosiMichael Gaggo and Encore Real Estate represented both the buyer and seller in this 1031 exchange.

1560 Montclair Rd. a 14,820-square foot retail property located Birmingham, AL was sold to a private buyer for $7,138,000. Walgreens has five years left on its lease. Jeff Bracco from The Kase Group represented buyer in 1031 exchange transaction.

7001 Iron Bridge Rd. is a 41.117-square foot retail property in Richmond, VA that sold for $8.967.013. Walmart Neighborhood Market has eight years left on its lease. Matthew Berres represented Austell, GA Center LLC, the buyer.

3419 Orange Ave. NE a 41.117-square foot retail property in Roanoke VA sold for $9.518,425. Walmart Neighborhood Market has 12 years left on its lease. Brett Leslie from Paradigm Development Group represented Anderson Capital Partners.

4950 Plantation Rd. a retail property of 40,802 square feet located in Roanoke VA was sold for $9.518,425 by a private investor from NJ. Walmart Neighborhood Market has 12 years left on its lease. Richard Nardi from NNN Pro Group was the representative of the buyer for the 1031 exchange.

The retail property at 2141 Dale Ave. SE in Roanoke VA was sold to a private investor from NJ for $17.331,742. Walmart Neighborhood Market has 13 years left on its lease. Richard Nardi from NNN Pro Group was the representative of the buyer for the 1031 exchange.

4900 S. Sooner Rd. is a 41.110-square foot retail property in Oklahoma City, OK that was sold to a Pennsylvania-based private investor for $11,600,000. Walmart Neighborhood Market has 13 years left on its lease. Anthony D’Ambrosia from NNN Pro Group was the buyer of the 1031 exchange.

3745 SE Lee Blvd. is a 40.880-square-foot property in Lawton. It was sold to a Pennsylvania-based private investor for $10,000,000. Walmart Neighborhood Market has 12 years left on its lease. Anthony D’Ambrosia from NNN Pro Group was the buyer of the 1031 exchange.
